Buying or investing in property can be an emotional, exciting, and exhausting experience.
As your buyer agent, I'll guide you through the process from start to finish. My lake-living journey spans most buyer/seller scenarios - from relocating from another state to buying land and building a custom home to living waterfront and non-lakefront. This unique experience sets me apart as an expert, trusted partner.
There's a lot to know and do when buying a home. Often the home search process begins online. To help with the exploration phase, I will set up an automated query in the Multiple Listing Service (MLS), which will send an email alert when homes that meet your criteria come online. You'll have access to a private client portal with exclusive resources, documents, and more. When it is time, we will begin touring various available homes to inform and narrow your search. This insight will help sharpen the search for homes ideally suited to you.
What Happens Once You Find Your Dream Home?
Offer - The first step is to prepare a reasonable offer based on current market conditions. This starts the negotiation process, in which you’ll go back and forth with the seller a few times on price and selling conditions. As your advocate, I work to get you as much as possible for your money while being fair and respectful to the seller and their real estate agent.
Contract - Once an agreement is made, you enter the contract phase and make a good-faith deposit to an escrow account. Escrow is usually 30-45 days, with the contractual expectation that you’ll purchase the house - provided you don’t find any serious problems during the inspection.
Due Diligence - During Due Diligence, the buyer may perform property inspections, get appraisals, line up the required financing, search the property's title, and so on.
Inspection - Even if the home appears flawless, there’s no substitute for having a professional inspector review the property for the quality, safety, and general condition of your potential home. You select the inspectors, but I can provide you with a list of local inspection services if needed. If the inspection reveals undisclosed defects, you can negotiate further to have the seller make repairs or discount the selling price.
Closing - At the end of the process is the closing attorney. Most often, paperwork and financial aspects are facilitated in advance so that the actual closing will be about an hour, signing lots of paperwork and receiving the keys.
It's Home - Once you’re in your new home, you may need service providers – designers, contractors, pest control, and more. Sandy Peirce & Company is happy to share recommended contractors from our network of proven, vetted independent contractors and service providers.
